Garden-Level Brownstone on 10th Street’s Gold Coast

For this garden-level brownstone condo on 10th Street’s iconic “Gold Coast,” the goal was simple: transform an aging layout into a smart, elegant space that lives beautifully for both the client and her guests. The existing plan forced everyone to pass through a narrow, outdated kitchen to reach a cramped bathroom. By studying the flow of movement through the home, we completely reimagined how the spaces connect.

Strategic sliding doors and mirrored surfaces were introduced to open sightlines, redirect natural light, and nearly double the perceived size of the bath. What had been a dark, tired corridor became a refined, efficient circulation path—one that feels bright, fluid, and intentionally crafted. The result is a home that honors the character of the brownstone while offering a fresh, modern experience that supports everyday living and effortless entertaining.
